- 1. Booking & Reservation
1.1 A Reservation Deposit of 30% of the total holiday price is payable either at the time of booking or within 7 days thereafter. The balance of the price of the holiday is payable 8 weeks before the start date.
1.2 VILLAS OF ITALY Limited reserves the right to refuse a booking and is not required to give a reason.
1.3 No one other than those named on the Booking Form shall stay at the chosen property.
1.4 By making the booking you certify you are aged 18 years or over and that you wish to enter into a legally binding agreement.
1.5 The Reservation Deposit is non-refundable.
1.6 Bookings made within 8 weeks of departure shall be paid for in full immediately.
- 2. Arrival/Departure/Breakages
2.1 On the arrival date you will not normally be able to occupy the property prior to 3.00pm. Details will be advised on the Booking Confirmation.
2.2 On the day of departure please vacate the property by 10.00am or as on the Booking Confirmation.
2.3 On arrival, you may be required to pay the Owner of the property a returnable security deposit, and you will be notified of the amount on your Booking Confirmation. This deposit will be payable in Euros.
PLEASE NOTE keys will not be handed over until this security deposit has been paid.
- 3. Rental Price
3.1 The Rental Price includes all utilities, bedlinen, towels, and kitchen utensils unless stated on the details provided for your villa. Kindly note kitchens may not have ovens, kettles or toasters.
3.2 A separate fee for cleaning may apply to certain properties and you will be notified in the Booking Confirmation if this is the case.
3.3 The Rental Price is based on the rate of exchange of pound sterling at the date of booking (i.e. the date of the Booking Confirmation). In the event of a movement in the exchange rate of greater than 5% between booking and paying the final monies we reserve the right to increase the Rental Booking price to cover the shortfall.
3.4 You and your party will be liable for any breakage or damage and you will have to pay for replacement and/or repair. Please leave the property in good order.
- 4. Special Requirements
4.1 In the event of yourself or a member of your party having a special need you should inform Villas of Italy Ltd on the Booking Form and we will endeavour to ensure the chosen property meets your requirements. Whilst we will inform the property owner of special needs we are not liable if on arrival these cannot be met.
- 5. Cancellation by You
5.1 If you need to cancel the booking once you have received written confirmation the cancellation charges set out will be payable.

- 6. Travel Insurance
6.1 You are responsible for arranging your own travel insurance. No insurance is included in the Rental Price.
6.2 You agree to indemnify us in full and on demand in relation to all damages caused by you and your party to the rented property.
6.3 Your luggage and personal property is at all times your sole responsibility.

- 7. Disclaimer of Liability
7.1 This booking form is a legally binding contract between you and us.
7.2 We (Villas of Italy Ltd) act as the property owners Agent and accept no responsibility for illness death or personal injury of any nature suffered by you or your party as a result of any defect in the property, equipment or services provided.
- 8. Alteration or cancellation by us
8.1 You will not be entitled to compensation from us if the holiday is cancelled at any time due to fire, sickness, accident, adverse weather, war, civil unrest, riot, strike action by third parties or any other force majeure or any other action or circumstance beyond our control.
8.2 In the event of your chosen property becoming unavailable we shall use our reasonable endeavours to secure you suitable accommodation.
8.3 If no suitable alternative accommodation is available in time for your holiday we will refund the deposit and any other money paid to us.
- 9. Disclaimer
9.1 The description of the holiday property is for information only we are not responsible for any minor discrepancies between the description and the property.
9.2 Changes to the property description may be made by us at any time and we will use all our best endeavours to inform you.
- 10. Complaints
10.1 Complaints during the holiday should be addressed to the property owner and notified to us as soon as possible.
10.2 Any complaints unresolved must be notified to us within 7 days from the last day of your holiday. If you fail to notify either the Owner or us of any dissatisfaction we cannot accept a complaint in retrospect.
10.3 Any compensation shall not exceed the cost of accommodation booked.
- 11. General
11.1 This Agreement is governed by the Laws of England and Wales.
11.2 We will not pass your personal information to any person/company other than our partner companies and the owner of the property you have booked.
