Il Picchio is a working virgin olive oil farm located in wooded countryside on a hillside with lovely views over the valleys below with their olive groves and vineyards. The farm has four independent apartments which share the facilities but it is a wonderful place to relax and you hardly see anyone else during the day. Although there are two swimming pools, the owners ensure as much privacy as possible and dedicate each pool to just two apartments so that you often have one to yourselves.

Accommodation:

Il Molino can sleep 6 - 8 people. It comprises an open plan living room with fully equipped fitted kitchen, dishwasher and oven, corner fireplace, SAT TV, double sofa bed, large dining table and chairs, three double bedrooms leading from the living room, all with en-suite shower rooms. There is also another double bedroom with en-suite but it is reached from an outside door, ideal for older children, grandparents or teenagers wanting a little independence. The villa has its own private paved and fenced terrace to the rear with table and chairs for eating outside and space for drying clothes.

Amenities:

The historic market town of Magione is 3kms away and offers a weekly market, choice of supermarkets and local restaurants. There are walks through the woods around the farm and plenty to do with a swimming pool (6 x 12m) and an astro-turf tennis court/five a side football pitch. The owners offer baby sitting services, laundry, internet service and sell their own delicious extra virgin olive oil. The owners invite guests to join in and eat their home made pizzas which they cook in the outside oven during the summer months. Although not on the shore of Lake Trasimeno, Il Picchio is only a short drive away to the sandy beaches at Passignano and San Feliciano as well as the large town of Perugia (approx 20 mins) with its underground city, restaurants, designer and craft shops. The main road which links to the coast, Florence, Siena and Rome is only a five minute drive away. For golf enthusiasts there is the choice of Perugia's 18 hole golf club or the famous double 9 hole Lamborghini course, both within 30 minutes drive from the villa.

Notes:

The price includes bed, bath and kitchen linen. There is an additional charge for use of electricity which is calculated on consumption and paid on departure. A damage deposit is required on arrival of 200 euros and repaid subject to any breakages. There is a final cleaning charge of 12 euros per person and also a small charge for using the tennis courts/hiring tennis equipment, cots and use of laundry facilities.
